Design Concept
-Minimize cost while maintaining usage.
-Design pantry under stairs
-Borrow space from exterior roofs and make usable balconies that almost double the
usable space of the second floor.
-Jack and Jill Bathroom upstairs eliminate the need for one full bath.
-Create energy efficient elements to green up the project.
-Blur the lines between inside and out - Using outside views and areas helps a small home
feel that much larger.
-This is done on both levels. In the family room as well as the balconies.
-Use of SIP's and IRP's for much higher R-values in home, and lessens the time needed in
construction.
-Use of radiant floor heating throughout the home.


Upstair Studio room

Passive design
-Windows placed for maximum natural light to enter the home when needed, but deep seated to
avoid when unwanted.
-Introducing plantings and greenery on balconies.
-Use of trellis for shade
-Bring in lots of natural light while maintaining privacy.
-Tall - thin windows bring in a lot of natural light while maintaining a semblance of privacy for the
owner, while creating the much needed contact to the outsid.e
-Create both public and private spaces.
-The Living / dining / kitchen are designed to be flexible and very welcoming to guests, while the
family is situated to be a much more privatized space.
-The two separate balconies take on very different roles in the way they appear on the floor plan
the one located in the front of the plan faces the street and is easily accessible. The other's
entrance is located in the private wing of the bedrooms and can be blocked off by just closing a
door. The private balcony is also located toward the back of the plan and has views of the back
yard.
